And we are keen to ensure all support is given to our tenants to ensure success in their studies. While this is not a party house, as a reality check, we do strongly advocate & support social gatherings among the housemates (and/or their friends to a limited degree), without impeding the rest of the household's space. Finished to a very high standard, this is a large comfortable split-level 5 bedroom home with 2. 5 bathrooms, new kitchen, dining room and large living room. Common areas of this home provide a range of private or group use areas, inside and out, with comfortable seating and tables. There is also a large rear covered multiple veranda. A separate large undercover BBQ pergola also adds to the ambience of this quiet relaxed outdoor environment. The communal and quiet areas and the back yard are fantastic. (This area also has clothes airers available for drying during wet weather. ) The kitchen is a large, well-appointed galley style with a new gas cook top, electric Fan-forced wall oven and grill, microwave, double sink, and two large refrigerator / freezers. It is fully stocked with crockery, cooking equipment, utensils, a wide range of electrical appliances and it features extensive cupboards and heaps of storage. LOCATION Centrally located at Birmingham Gardens, within one kilometre of the University of Newcastle, it is equi-distant between the Jesmond & Wallsend Shopping Centres with a major bus route past the front door. FURNISHINGS All our rooms are fully furnished with beds, bedside drawers & lamps, study desks & lamps, student chairs and chair mats, bookcases, wardrobes, ceiling fans, an energy efficient wall panel heaters, blinds and curtains with additional and block-out curtains. (Linen is not included, but is available at cost if required. ) BILLS - NO CAPPED AMOUNTS Unlimited wireless internet is provided free as a courtesy. Rent includes all other bills. However, we do ask all students to be mindful of the environment and show care in their use of the facilities, including turning equipment off when not in use. SECURITY All doors and windows are fully security screened with the latest form of secure grid mesh. PARKING Plenty of on-street parking. A safe push bike storage area is also available. FIRE SAFETY Well placed fire blankets and extinguishers located in 2 areas. Heat & smoke detectors in a range of areas. AMENITIES Two full bathrooms with an extra toilet and vanity. A quality top-loading washing machine is provided. CLEANLINESS Cleaning is done on a regularly basis to ensure the common areas are kept to a high standard of cleanliness. All residents are asked to assist in keeping the place clean and tidy in between cleanings. BIN ROSTER A bin-roster is maintained and residents are encouraged to work together to maintain the beautiful amenity of this home. KITTY We recommend all students contribute a small amount to a kitty for toilet paper, handwash and dishwashing detergent. OPEN FOR VIEWING: Any time by appointment. Alternatively a live Skype video tour can be arranged for overseas students, however no lease is signed until after a physical inspection. We can pick you up from the Uni or Jesmond Shops for an inspection during the week, weekends or after 5pm. The home is smoke-free and no pets are allowed, apart from the small lizards in the backyard and blue-tongued lizards that run around the garden.
